Two things move that rate on a real plot. First, the ground: Gangetic alluvium — silty clay with sand lenses; firm at 1.5–2 m in Gomti Nagar and Vibhuti Khand, softer with a high water table along the Gomti in Nishatganj, Daliganj and Chinhat lowlands. We design isolated footings at 1.5–2 m with plinth beams; combined footings or rafts on Gomti-side fill and for G+3 and above after a soil test, and the foundation cost is shown as its own line in the BOQ rather than buried in the rate. Second, the design: a 30 × 50 plot with a straightforward G+1 and a flat roof costs less per square foot than the same area with a double-height living room, cantilevered balconies and a sloped roof. Material brands written into the contract
Cheap construction is not cheap steel; it is undocumented steel. Every GharVistaar contract lists the brand and grade for each material, and you or your engineer can check delivery challans on site at any time.
- Steel: Tata Tiscon, JSW Neosteel or SAIL Fe500D TMT — never re-rolled bar.
- Cement: UltraTech, ACC or Ambuja OPC 53 for RCC; PPC for plaster and brickwork where it improves workability.

Home-loan clients get a schedule mapped to the bank's disbursement stages.
The RCC frame, foundation and slabs carry a 10-year structural warranty. Waterproofing carries 5 years. Plumbing, electrical, paint and finishing carry 1 year. All of it is in the contract, not on a verbal promise.
