Two things move that rate on a real plot. First, the ground: lateritic soil over Chhotanagpur gneiss — firm bearing at 1.2–1.8 m in Kadma, Sonari and Bistupur; alluvial silt near the Subarnarekha and Kharkai in Mango and Bagbera. We design isolated footings at 1.5 m on the plateau side; deeper footings with plinth beams on the Mango and Adityapur river side after a soil test, and the foundation cost is shown as its own line in the BOQ rather than buried in the rate.
