Why Indian land units confuse everyone — and how this converter handles it
Square feet, square metres and acres are the same everywhere. Gaj, bigha, biswa, katha and dhur are not. A bigha is 27,000 sq ft in Noida and Ghaziabad (western UP), about 27,220 sq ft in eastern UP and Bihar, only 9,072 sq ft (1,008 sq yards) in Delhi, Haryana and Punjab, and 27,225 sq ft in the Santhal Pargana division of Jharkhand. A katha is 720 sq ft in Ranchi, Hazaribagh and Giridih but 1,361 sq ft in Dhanbad, Bokaro and Bihar. The converter above therefore lists the regional unit you should pick, instead of one wrong "average". When in doubt, the number that matters legally is the one written in your sale deed, khatiyan (Jharkhand) or khasra/khatauni (UP) — read the unit there and convert from it.

How much house fits on the plot?
Multiply the plot area by the ground coverage your bye-laws allow (usually 60–75% for residential plots up to 300 sq m in Noida, GNIDA, GDA, MCD, MCG and the Jharkhand municipal corporations), then by the number of floors. A 200 gaj plot (1,800 sq ft) at 65% coverage gives 1,170 sq ft per floor — a 3 BHK on each floor of a stilt + 3. A 5 decimal plot in Ranchi (2,178 sq ft) gives about 1,400 sq ft per floor — a comfortable 3 BHK duplex on G+1. FAR (floor area ratio) caps the total; the calculator above applies coverage and floors and prices the result at your city's standard rate. Reading your land papers
- Uttar Pradesh (Bhulekh): khasra number = plot, khatauni = ownership record; area is in hectare-are-sq m (e.g. 0.0250 ha = 250 sq m = 299 gaj) on newer records and in bigha-biswa-biswansi on older ones.
- Delhi: DDA/MCD plots in sq m; Lal Dora and village land in bigha-biswa (Delhi bigha = 1,008 sq yd).
- Haryana (Jamabandi): kanal-marla; 8 kanal = 1 acre; HSVP/licensed plots in sq m or sq yd.
- Jharkhand (JharBhoomi): khatiyan and register-II give area in acre-decimal; local sale deeds add katha-dhur. Confirm which katha (720 or 1,361 sq ft) the deed uses — it changes the plot by 89%.
- Always tally: revenue record area vs sale deed area vs physical measurement by an amin/surveyor. Boundary disputes in Ranchi and Giridih usually start with a katha mismatch.
