The ground
Except for the Vindhyan edge south of Prayagraj and the ravines of the Yamuna, the state is alluvium: silty clay with sand lenses, firm at 1.5–2.5 m, softer near the Gomti, Ganga, Yamuna and Ramganga where the water table sits at 3–6 m. Isolated footings at 1.5–2 m carry most G+2 houses; near the rivers (Varanasi ghats, Kanpur Cantonment side, Prayagraj Jhunsi, Bareilly's Ramganga belt) combined footings or rafts with dewatering are common. Approvals and bye-laws
Building plans are sanctioned by the city development authority under the UP Building Construction and Development Bye-Laws 2008 (as amended), with Nagar Nigam handling completion and services. Ground coverage 60–75% and FAR 1.5–2.5 depending on road width and plot size; height 12.5–15 m for residential plots under 300 sq m. Sanction takes 30–60 days online through the state's single-window portal; RWH is mandatory above 300 sq m and a structural certificate above G+2.

Season and schedule
October to mid-June is the working season; the monsoon (July–September) waterlogs low-lying plots in Lucknow's Trans-Gomti sectors and along the Ganga. Winter fog slows curing in December–January but there are no GRAP-style bans outside the NCR districts (Meerut is inside NCR and follows GRAP).
