Two things move that rate on a real plot. First, the ground: Gangetic alluvium — sandy silt with clay bands; firm at 1.5–2 m in Swaroop Nagar, Kakadeo and Kalyanpur; soft, high water table in Jajmau and the Ganga-side lowlands. We design isolated footings at 1.5–2 m with plinth beams; rafts or piles on Ganga-side fill and low-lying industrial belts after a soil test, and the foundation cost is shown as its own line in the BOQ rather than buried in the rate.
