Building an independent house in Delhi — what actually goes into it
Most families in Delhi build once. The plot has usually taken years to buy, the budget is fixed, and there is no second attempt if the contractor gets the foundation wrong or disappears after the second slab. GharVistaar exists for that one build. A house in Delhi goes through eleven distinct stages: soil test, design and map sanction with Municipal Corporation of Delhi (MCD) and DDA, site clearance and layout, excavation and foundation, plinth and DPC, RCC columns and slabs, brickwork, plaster and waterproofing, plumbing and electrical rough-in, flooring and tiling, doors, windows, painting and finally fittings and handover. We run all eleven under one contract, with one site engineer who is on your plot every working day and reports to you on WhatsApp with photos every week.
Delhi work is dominated by builder floors on 100–300 sq yard plots — stilt + 4 with a lift — under the Unified Building Bye-Laws 2016. Site access, material stacking on narrow colony roads and neighbour NOCs are as much a part of the job as the RCC.

Two things move that rate on a real plot. First, the ground: Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common. We design isolated footings on the ridge; combined footings or raft in East Delhi and floodplain areas, always with earthquake-resistant detailing for Seismic Zone IV after a soil test, and the foundation cost is shown as its own line in the BOQ rather than buried in the rate. Second, the design: a 30 × 50 plot with a straightforward G+1 and a flat roof costs less per square foot than the same area with a double-height living room, cantilevered balconies and a sloped roof. Our architect will tell you, in rupees, what each design choice adds.
Material brands written into the contract
Cheap construction is not cheap steel; it is undocumented steel. Every GharVistaar contract lists the brand and grade for each material, and you or your engineer can check delivery challans on site at any time.
- Steel: Tata Tiscon, JSW Neosteel or SAIL Fe500D TMT — never re-rolled bar.
- Cement: UltraTech, ACC or Ambuja OPC 53 for RCC; PPC for plaster and brickwork where it improves workability.
- Concrete: M20 for footings and slabs, M25 for columns; RMC on larger pours with cube tests at 7 and 28 days.
- Bricks: first-class red bricks or AAC blocks (lighter, better insulation, faster).
- Plumbing: Astral or Supreme CPVC and UPVC, Jaquar / Hindware / Kohler sanitaryware by tier.
- Electrical: Havells, Polycab or Finolex FR wiring, Legrand / Anchor switches, MCB distribution board.

How the build is run in Delhi
Site visit and soil test

Payment schedule and warranty
You never pay for work you cannot see. Payments are released against completed stages: 10% at booking and design, 15% when the foundation is complete, 15% at each slab, 15% after brickwork and plaster, 15% after flooring, plumbing and electrical, 10% after paint and fittings, and 5% at handover. Home-loan clients get a schedule mapped to the bank's disbursement stages.
The RCC frame, foundation and slabs carry a 10-year structural warranty. Waterproofing carries 5 years. Plumbing, electrical, paint and finishing carry 1 year. All of it is in the contract, not on a verbal promise.

What is the difference between built-up area and carpet area?
Carpet area is the floor you can walk on inside the walls. Built-up area adds the wall thickness, balconies and the staircase, and is typically 15–20% more than carpet area. Construction rates in Delhi are quoted on built-up area.
Do you build in Seismic Zone IV with earthquake-resistant design?
Yes. Delhi falls in Seismic Zone IV; every structure is designed to IS 1893 and IS 13920 with ductile detailing — closer stirrups at beam-column joints, continuous plinth and lintel bands and proper lap lengths.
Which is better in Delhi: AAC blocks or red bricks?
AAC blocks are lighter (reduce steel by 5–8%), faster to lay and better insulated; red bricks are cheaper per piece. For G+2 and above we usually recommend AAC; for single-floor homes either works. Both are priced in the BOQ.
How do you control quality on site?
Cube tests on every slab (7 and 28 days), slump tests on RMC, steel checked against mill test certificates, 14-day curing, a site engineer every working day and a weekly photo report on WhatsApp. You can send your own engineer to inspect at any stage.
What happens if material prices rise during construction?
Our turnkey rate is fixed for the contract period (typically 12–18 months). Only if steel or cement moves more than 10% from the BOQ base rate does an escalation clause apply, and it works both ways.
Can I get a home construction loan for a plot in Delhi?
