House Construction Cost in Delhi NCR (2026): City-wise Rates Per Sq Ft, Material Prices and the Costs Nobody Quotes
Live 2026 construction rates for Noida, Greater Noida, Delhi, Gurugram, Ghaziabad and Faridabad, what moves them, where the money goes, and the 12–20% that never appears in a per-sq-ft quote.
Every week someone calls our Greater Noida office with the same opening line: “Bhaiya, per square foot kya rate chal raha hai?” It is the right question, but the honest answer is longer than a number. Over 2026 we have priced plots from a 50 sq yard site in Uttam Nagar to a one-acre farmhouse off the Yamuna Expressway, and the per sq ft figure moved by more than ₹1,000 between them for reasons that had nothing to do with greed and everything to do with soil, road width, floors and finish. This article puts our current numbers on the table, city by city, and explains what moves them.

NCR construction cost per sq ft in 2026, city by city
These are GharVistaar’s live turnkey rates for standard finish — Fe500D steel, OPC 53 cement, M20/M25 concrete, vitrified tiles, Jaquar Continental fittings, Asian Apex exterior. The same structure with basic finish is about 0.8×, premium 1.35× and luxury 1.85×.

How do these compare with the market? Independent trackers put standard construction in Noida and Greater Noida at roughly ₹2,300 per sq ft with a basic floor near ₹1,800 and premium above ₹3,100, and Greater Noida around ₹2,160 for a civil turnkey scope. Sector-wise guides for Noida show a spread from ₹2,100 (Greater Noida West) to ₹3,000 (Sector 44/50) for standard work. Our numbers sit inside those bands — a little below the premium-belt quotes because we are not pricing Sector 44 finish expectations into a Sector 122 plot.
Why Gurugram costs ₹350 more than Ghaziabad for the same house
Three things. Labour: a mason in Gurugram’s DLF belt costs 15–20% more per day than one in Raj Nagar Extension, and the finishing trades (polish, POP, tile) are pricier still. Ground: old Gurugram sits on weathered Aravalli rock — good bearing, expensive cutting — while the new sectors along Dwarka Expressway are deep fill that often needs raft foundations. Expectation: a builder floor in Sector 57 is sold on its elevation and lobby; the same money in Ghaziabad goes into an extra room. The rate follows the buyer.

Where the money actually goes
People imagine the structure eats the budget. It does not. On a typical 2026 GharVistaar BOQ for a 1,500 sq ft G+1 in Noida, this is the split:
That 30% finishing slice is where a house becomes basic or luxury. The RCC frame under a ₹1,840 basic house and a ₹4,255 luxury house in Noida is the same steel and cement; the difference is Italian marble instead of vitrified tiles, Kohler instead of Continental, veneer doors instead of flush, and a false ceiling in every room.
Material prices in NCR right now
Our BOQs are built from dealer-to-retail rates, landed at site. In Noida this month: OPC 53 cement ₹410 a bag, Fe500D TMT ₹63/kg, river/M-sand ₹2,600 a tonne, first-class bricks ₹9 each, 20 mm aggregate ₹1,600 a tonne. Ready-mix M25 is running ₹5,200–5,800 per cubic metre delivered. For a 1,000 sq ft house the thumb rule is 400 bags of cement, 4,000 kg of steel, 8,000 bricks, 50 tonnes of sand and 60 tonnes of aggregate — about ₹714,000 of core material before a single tile.

Add them up and a ₹34.5 lakh (1,500 sq ft × ₹2,300) Noida house needs ₹39–41 lakh to actually move into. Any contractor who does not mention these is either new or planning to spring them on you at the second slab.
Turnkey vs item-rate: which quote is cheaper?
A turnkey quote looks 5–8% higher on paper because it bakes in supervision, wastage and risk. An item-rate quote — you buy material, the contractor supplies labour — looks lean and almost always ends 12–20% over because of theft, idle days, re-work and your own time on the phone with the sand supplier. How to keep the number down without cutting corners
AAC blocks on G+2 and above. Lighter walls cut steel by 5–8% and speed up work.
Start in October. Monsoon delays idle labour and stretch curing.
Freeze the design before the footing. A change at plaster stage costs three times what it costs on paper.
Do not cut steel, cement grade or waterproofing. Those are the three things that cost lakhs to fix later.
A worked example: 200 sq yard plot in Greater Noida West
Plot 200 sq yard (1,800 sq ft). Coverage 65% → 1,170 sq ft per floor. Stilt + 3 → 3,510 sq ft built-up plus stilt. Standard finish at ₹2,150 → ₹75.5 lakh. Add lift (₹10 lakh), sanction and architect (₹2.5 lakh), connections (₹80,000): about ₹88.8 lakh all-in. Rent three floors at ₹22–25k each and the building pays its own EMI. What to ask before you sign
Ask for a BOQ with brand names and quantities, a dated timeline, stage-wise payments, a written warranty and the address of a finished house you can walk through. If any of the five is missing, the per-sq-ft rate is not a price; it is an opening bid. Locality notes: what changes inside each city
Noida
The Authority leases plots for 99 years, so the completion certificate and lease-deed compliance matter as much as the build. Sectors 15A, 44 and 128 sit close to the river with a water table at 4–8 m — expect dewatering during footing excavation and ₹15–40,000 extra. Sectors 122, 135–150 along the Expressway are deeper alluvium and easier. Older sectors (19, 27, 30, 31) have narrow internal roads: material has to come in small trucks early in the morning, which adds a few rupees a square foot in logistics.
Greater Noida and Greater Noida West
GNIDA plots (Alpha, Beta, Gamma, Delta, Omega, Pi, Chi, Phi) are the easiest sites in NCR — wide roads, clear coverage rules, our stock yard fifteen minutes away. Greater Noida West (Sectors 1, 2, 4, 10, 12, 16B, 16C, Tech Zone IV) is newer fill and reclaimed farmland near Bisrakh; every footing design there follows an SPT test, and raft foundations are common under G+3 builder floors.
Delhi
Two Delhis: the Aravalli ridge (Chhatarpur, Vasant Kunj, Mehrauli, Sainik Farms) where rock cutting is common and footings are shallow, and the Yamuna side (Mayur Vihar, Laxmi Nagar, Patparganj, Burari) where the water table is high and combined footings or rafts are needed. Builder floors on 100–300 sq yard plots under the Unified Building Bye-Laws 2016 dominate; stacking material on a 6 m colony road is a daily negotiation with neighbours.
Gurugram
DLF Phases 1–3 and Sushant Lok are weathered rock at 2–4 m; Sectors 82–113 along Dwarka Expressway and SPR are deep fill. The Haryana Building Code 2017 and the restored stilt + 4 policy decide what you can build; neighbour consent and road width decide whether you actually can. Finishing expectations are the highest in NCR and the rate reflects it.
Ghaziabad and Faridabad
Ghaziabad has the most varied plot legality — GDA colonies, regularised colonies and private colonies each have a different sanction route; check land-use before you pay for a plan. Indirapuram and Raj Nagar Extension near the Hindon often need pile or raft foundations. Faridabad splits into HSVP sectors (wide roads, clean approvals) and Greater Faridabad / Neharpar where the Agra Canal keeps the water table high in Sectors 75–89.

Premium and luxury finishes add two to five months, mostly in stone work, false ceilings and carpentry. Starting in October means the slabs cure in cool weather and the plaster is done before the summer.
Paying for it: how construction loans actually disburse
SBI, HDFC, LIC HFL, PNB and Bank of Baroda lend 75–80% of the construction estimate against an owned plot, at home-loan rates. The bank does not hand over the money at once; it releases tranches against stage certificates from the builder’s engineer and its own valuer’s visit — typically plinth, first slab, roof slab, finishing, completion. Match your contractor’s payment schedule to those stages or you will be funding the gap from savings. Banks also insist on the sanctioned plan and, at the end, the completion certificate — two more reasons not to “sanction later”.
Questions we get asked every week
Is ₹1,800 per sq ft possible in Noida?
Yes, for basic finish — ceramic tiles, distemper, standard fittings, flush doors — on a simple plan. It is a perfectly good house. It is not the house in the 3D render.
Does the rate include the boundary wall?
Ours includes the main gate and a plain boundary wall on turnkey; stone cladding, automation and a gate house are extra. Always ask.
Why do quotes differ by ₹500 for the same plot?
Usually because one of them left out the soil test, the waterproofing, the site engineer, the Fe500D or the curing water — or is quoting carpet area instead of built-up.
How much does a G+3 cost compared with a G+1?
Per sq ft, about 6% more (heavier columns and footings) plus a lift if you go above 15 m. Per house, it is simply more area.
Can I build on a 50 sq yard plot?
Yes — in Delhi and Ghaziabad that is a common builder-floor plot. Coverage is high, setbacks are small, and the staircase design decides whether the floors are livable.
What to do with these numbers
Take the standard rate for your city, multiply by the built-up area you actually need (not the plot area — coverage is 60–75% and you may not build every floor), add 15% for the costs in the hidden-cost table, and you have a budget you can take to a bank. Then get two turnkey quotes with BOQs and compare them line by line, not rate by rate. If one is more than 10% below the other, find the missing line. One last thing owners underestimate: time is money on a build. A house that takes 16 months instead of 11 costs five extra months of rent or EMI, five months of a site engineer, and a monsoon it did not need to see. When you compare contractors, compare their last three projects’ actual completion dates against what was promised. That number tells you more than the rate.
