Foundations are isolated footings at 1.5–2 m with plinth beams and DPC; Seismic Zone IV detailing; dewatering in monsoon season. Columns are 230 × 450 mm or larger in M25 concrete with Fe500D bars, slabs are 125–150 mm, and every slab is cube-tested and cured for 14 days before the next lift. We use proper shuttering, not bamboo props, and steel is stored off the ground and out of the rain.
Timeline and payments
A stilt + 3 builder floor takes 12–14 months; stilt + 4 with a lift takes 14–18 months. Payments are stage-wise: 10% booking, 15% foundation, 15% per slab, 15% brickwork and plaster, 15% MEP and flooring, 10% finishing, 5% handover.
