How to read the estimate
Rates are per sq ft of built-up area and include material, labour, supervision and GST. Land, map sanction fees and architect fees (8–12%) are not included. Structure is roughly 45% of the cost, finishing 30%, plumbing and electrical 15%, labour and miscellaneous 10%. The material table uses thumb rules — 0.4 bags of cement, 4 kg of steel, 8 bricks per sq ft — priced at current dealer-to-retail rates in each city. The final quotation follows a free site visit and a soil test.

How this construction cost calculator works
The GharVistaar construction cost calculator estimates the cost of building a house in 12 cities of Delhi NCR and Jharkhand using the formula Total cost = Built-up area (sq ft) × City base rate (₹/sq ft) × Quality multiplier × Soil factor × Floor factor + Flooring upgrade + Add-ons. The city base rate is GharVistaar's current standard-quality turnkey rate for that city; quality multipliers are 0.80 (basic), 1.00 (standard), 1.35 (premium) and 1.85 (luxury); soil factor ranges from 1.00 for normal ground to 1.14 for a high water table; and G+2 or higher adds 6% for heavier footings and columns.
Material quantities use industry thumb rules for RCC-framed construction: 0.4 bags of cement, 4 kg of Fe500D steel, 8 bricks, 0.05 tonne of sand and 0.06 tonne of 20 mm aggregate per sq ft of built-up area, priced at dealer-to-retail rates in each city (updated September 2026). The cost breakup — 45% structure, 30% finishing, 15% plumbing and electrical, 10% labour and miscellaneous — reflects a typical GharVistaar BOQ.
Construction cost per sq ft in Delhi NCR vs Jharkhand (2026)
Standard construction costs ₹2,100–2,450 per sq ft in Delhi NCR and ₹1,850–2,000 per sq ft in Jharkhand. Gurugram and Delhi are the most expensive because of labour rates, plot access and premium finish expectations; Hazaribagh, Dhanbad and Bokaro are the cheapest because steel is produced locally, sand comes from the Damodar and shallow rock foundations need less concrete. Greater Noida, Greater Noida West, Ghaziabad and Faridabad sit in the middle of NCR; Ranchi and Jamshedpur lead Jharkhand.
What makes the cost go up
- Finishing tier — the single biggest factor: luxury is 2.3× basic for the same structure.
- Soil and water table — raft or pile foundations add 5–14%.
- Number of floors — stilt + 4 needs bigger columns and a lift (₹8–12 lakh).
- Design complexity — double-height rooms, cantilevers, sloped roofs and large glass add 5–15%.
- Flooring — granite +₹120, Indian marble +₹180, Italian marble +₹350 per sq ft over vitrified tiles.
- Add-ons — modular kitchen, solar, borewell, boundary wall and gate, lift.
What makes the cost go down
- Simple rectangular plan with a flat roof and stacked bathrooms
- AAC blocks instead of red bricks on G+2 and above (less steel, faster)
- Starting in October–March to avoid monsoon delays and idle labour
- Fixing the design before the first footing — changes mid-way cost 2–3×
- Buying material through an authorised bulk channel (included in our turnkey rate)
What the calculator does not include
Land cost, stamp duty, map sanction and completion fees paid to the authority (₹30,000–1.8 lakh depending on city and plot), architect and structural fees (8–12% or a fixed ₹22–35 per sq ft), electricity and water connection deposits, and interior furniture. Add 12–20% to the calculator figure for a complete project budget.
Glossary
Built-up area: carpet area plus walls, balconies and staircase — the basis for all rates. Turnkey rate: all-inclusive per sq ft price covering material, labour and supervision. BOQ: bill of quantities — the item-wise list with brands, quantities and rates. FAR: floor area ratio permitted by the authority. Fe500D: the ductile TMT steel grade used in seismic zones. OPC 53: ordinary Portland cement, grade 53, used for RCC.

How many bricks are needed for a 1,000 sq ft house?
Roughly 8,000 first-class bricks, or about 1,100 AAC blocks of 600×200×200 mm, for 1,000 sq ft of built-up area with 9-inch external and 4.5-inch internal walls.
Is the calculator estimate the final price?
No. It is an indicative estimate. The final quotation follows a free site visit, a soil test and a line-item BOQ; GharVistaar's signed rate is then fixed for the contract period.
Why is construction cheaper in Jharkhand than in Delhi NCR?
Local steel from Jamshedpur and Bokaro, cheaper sand and bricks, lower labour rates and shallow rock foundations that need less concrete. NCR pays more for labour, deeper footings in alluvial soil and higher finish expectations.
Does the estimate include the architect and map sanction?
No. Add 8–12% for architect and structural fees and ₹30,000–1.8 lakh for sanction fees depending on city and plot. GharVistaar's turnkey contract includes design and filing; government fees are at actuals.
What is the cost difference between basic, standard, premium and luxury?
For the same structure, basic is 0.8× standard, premium 1.35× and luxury 1.85×. The structure (steel, cement, concrete) is identical; the difference is tiles, sanitaryware, paint, doors, kitchen and electrical fittings.
Can I use this calculator for a commercial building?
It is calibrated for residential construction. Commercial shell-and-core rates by building type are on the commercial construction page; a showroom is roughly 0.85–1.05× the residential standard rate and a hospital 1.2–1.6×.
How accurate are the material quantities?
Within ±10% for a typical RCC-framed house; actual quantities depend on wall thickness, floor height, slab thickness and the structural design.
How do I reduce my construction cost?
Keep the plan rectangular, stack bathrooms, use a flat roof, choose AAC blocks on multi-floor builds, finalise the design before the footing and start in the dry season. Do not cut steel, cement grade or waterproofing — those cost more later.
