Villa & Farmhouse Construction in Delhi
Luxury villas and farmhouses with pools, landscaping, home automation and premium finishes, built to an architect's drawings. Serving Dwarka, Rohini, Pitampura, Janakpuri, Vasant Kunj and all of Delhi.
Villa and farmhouse construction in Delhi
A villa is not a bigger house; it is a different kind of project. The plot is larger, the design is bespoke, the finishes are specified item by item rather than by package, and the landscape — pool, lawn, driveway, boundary, gate house — is as much of the work as the building. GharVistaar builds villas and farmhouses in Delhi to an architect's drawings, with a dedicated project manager, an interior designer and a landscape team on the same contract.
Our villa portfolio covers contemporary flat-roof homes with glass facades and green terraces, gable-roof modern villas, and neoclassical villas with arched windows and wrought-iron balconies. What they share is the engineering underneath: soil-tested foundations, M25 structure, proper waterproofing, and MEP designed for the loads a large home actually carries — multiple ACs, a pool pump, a DG set, a borewell, landscape lighting.
Delhi work is dominated by builder floors on 100–300 sq yard plots — stilt + 4 with a lift — under the Unified Building Bye-Laws 2016. Site access, material stacking on narrow colony roads and neighbour NOCs are as much a part of the job as the RCC.
Villa construction cost in Delhi
Villas are almost always premium or luxury tier. The rate below is for the built-up area of the house; landscape, pool, boundary wall and gate house are quoted as separate line items because they vary enormously between plots.
| Quality | Rate in Delhi | 1,000 sq ft | 1,500 sq ft | Timeline | What you get |
|---|---|---|---|---|---|
| Basic | ₹1,920/sq ft | ₹19.2 lakh | ₹28.8 lakh | 7–9 months | Ceramic tiles, tractor emulsion, standard fittings |
| Standard | ₹2,400/sq ft | ₹24.0 lakh | ₹36.0 lakh | 9–12 months | Vitrified tiles, Asian Apex, Jaquar Continental, UPVC windows |
| Premium | ₹3,240/sq ft | ₹32.4 lakh | ₹48.6 lakh | 12–15 months | Granite / marble, Royale paint, Jaquar / Kohler, modular kitchen |
| Luxury | ₹4,440/sq ft | ₹44.4 lakh | ₹66.6 lakh | 15–18 months | Italian marble, Kohler, home automation, designer ceilings |
Rates are for built-up area, September 2026, including material, labour, supervision and GST-invoiced billing. Land, map sanction fees and architect fees (8–12%) are extra. Use the construction cost calculator for your exact plot.
Typical add-ons: swimming pool 8 × 4 m with filtration ₹12–20 lakh; boundary wall with stone cladding ₹1,800–3,200 per running metre; landscaped lawn with irrigation ₹120–250 per sq ft; 25 kVA DG set ₹6–9 lakh; home automation (lighting, curtains, AC, CCTV) ₹4–15 lakh; rooftop solar 5–10 kW ₹3–6 lakh.
What makes a villa build different
- Bespoke architecture — floor plans, sections, elevations, 3D renders and walk-throughs before you approve; not a template.
- Structural design for spans — double-height living rooms, cantilevered balconies and large glass openings need beams and columns designed for them.
- Finishes specified by item — Italian marble by slab, veneer by species, sanitaryware by model number, lighting by fixture.
- MEP engineering — VRF or ducted AC, hot-water loop, pool plant room, DG and solar integration, landscape lighting circuits, CCTV and networking.
- Landscape and pool — designed with the house, not after it: levels, drainage, planting, driveway and pool deck.
- Site management — a full-time project manager, a fortnightly client walk, mock-ups of finishes before bulk ordering.

Villa and farmhouse sites in Delhi
We work on villa plots in Dwarka, Rohini, Pitampura, Janakpuri, Vasant Kunj, Saket and farmhouse land along Ring Road, Outer Ring Road, Mathura Road. Ground here is Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common, so foundations are isolated footings on the ridge; combined footings or raft in East Delhi and floodplain areas, always with earthquake-resistant detailing for Seismic Zone IV. Larger plots also need a rainwater harvesting pit and, above a threshold, a sewage treatment plant under Unified Building Bye-Laws for Delhi 2016 — both are designed in from the start.
Villa construction in Delhi: local conditions that change the price
Approvals. Building plans in Delhi are sanctioned by Municipal Corporation of Delhi (MCD) and DDA under Unified Building Bye-Laws for Delhi 2016. We file through our licensed architect and track the file to approval; government fees are billed at actuals and shown separately.
Ground. Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common. Our standard foundation here is isolated footings on the ridge; combined footings or raft in East Delhi and floodplain areas, always with earthquake-resistant detailing for Seismic Zone IV. The soil test and the foundation are separate lines in the BOQ, so you can see exactly what your plot's ground is costing you.
Plots. Typical plots are 50 sq yard to 500 sq yard plots in DDA colonies, Lal Dora villages and regularised colonies; stilt + 4 floors permitted on most plots above 100 sq m. We check permissible coverage, height and setbacks for your plot size before the first sketch.
Materials. Cement is currently about ₹415 a bag and Fe500D steel ₹64/kg landed in Delhi; we buy from authorised dealers and share challans.

Villa construction in Delhi: a practical guide for 2026
Every locality in Delhi builds a little differently. Dwarka and Rohini have the older, more settled plots where access roads are narrow and neighbours are close; Neb Sarai and Sultanpur are newer, with wider roads and more sites under construction at once.
Approvals and paperwork in Delhi
Municipal Corporation of Delhi (MCD) and DDA sanctions building plans under Unified Building Bye-Laws for Delhi 2016. For villa construction this means a sanctioned plan before the first footing, a structural stability certificate and a completion certificate at the end. Typical timeline for sanction in Delhi is 4–8 weeks; we file online where Municipal Corporation of Delhi (MCD) and DDA supports it and follow up in person where it does not.
Ground conditions and what they cost
Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common. Our standard foundation here is isolated footings on the ridge; combined footings or raft in East Delhi and floodplain areas, always with earthquake-resistant detailing for Seismic Zone IV. On plots near Rohini Japanese Park and Saket Select Citywalk we have seen both easy digs and surprises; the ₹8,000–15,000 soil test is the cheapest insurance in the whole project.
Material logistics in Delhi
Steel and cement reach sites along Ring Road, Outer Ring Road and Mathura Road from authorised dealers; on narrow lanes in Rohini we schedule deliveries early morning and stack material inside the plot. Delhi work is dominated by builder floors on 100–300 sq yard plots — stilt + 4 with a lift — under the Unified Building Bye-Laws 2016. Site access, material stacking on narrow colony roads and neighbour NOCs are as much a part of the job as the RCC.
Localities where we are active

Questions clients ask us
What does a villa cost to build in Delhi?
Premium villas in Delhi run about ₹3,240 per sq ft and luxury villas ₹4,440 and above, for the built-up area. A 4,000 sq ft luxury villa is roughly ₹177.6 lakh before pool, landscape and boundary.
How long does a villa take?
15–24 months depending on size and finish, including 2–3 months of design before the site starts.
Do you design the interiors and landscape too?
Yes. Architecture, interiors, landscape and pool are designed together and built under one contract.
Can you build on farmhouse or green-belt land?
We check the permissible use and coverage for the land with Municipal Corporation of Delhi (MCD) and DDA first; many farmhouse belts allow limited built-up area which we design to.
Do you do home automation and solar?
Yes — lighting, curtains, AC, CCTV, gate automation and rooftop solar are integrated into the electrical design rather than added later.
How much does it cost to build a 1,000 sq ft house in Delhi?
A 1,000 sq ft built-up house in Delhi costs about ₹19.2 lakh in basic finish, ₹24.0 lakh in standard, ₹32.4 lakh in premium and ₹44.4 lakh in luxury (2026), excluding land, sanction fees and architect fees of 8–12%.
What is the cost of building a 2,000 sq ft house in Delhi?
Roughly ₹48.0 lakh for standard quality and ₹64.8 lakh for premium in Delhi. A 2,000 sq ft home is usually G+1 on a 100–150 sq yard plot and takes 10–13 months.
How much does a 30x40 (1,200 sq ft) plot house cost in Delhi?
A 30×40 ft plot gives about 1,200 sq ft of plot area; with 65% coverage and two floors you get roughly 1,550 sq ft built-up, which is ₹37.2 lakh in standard finish in Delhi. Ground-floor-only is about ₹18.7 lakh.
What is the labour rate for house construction in Delhi?
Labour-only contracts in Delhi run ₹380–480 per sq ft for structure and finishing combined. GharVistaar quotes with-material turnkey rates by default, but a labour-plus-supervision rate is available if you buy material yourself.
How much cement and steel does a 1,000 sq ft house need?
Thumb rule: about 400 bags of cement, 4,000 kg of Fe500D steel, 8,000 bricks, 50 tonnes of sand and 60 tonnes of aggregate for 1,000 sq ft of RCC-framed built-up area. At Delhi rates that is roughly ₹166,000 of cement and ₹256,000 of steel.
What is the difference between built-up area and carpet area?
Carpet area is the floor you can walk on inside the walls. Built-up area adds the wall thickness, balconies and the staircase, and is typically 15–20% more than carpet area. Construction rates in Delhi are quoted on built-up area.
Do you build in Seismic Zone IV with earthquake-resistant design?
Yes. Delhi falls in Seismic Zone IV; every structure is designed to IS 1893 and IS 13920 with ductile detailing — closer stirrups at beam-column joints, continuous plinth and lintel bands and proper lap lengths.
Which is better in Delhi: AAC blocks or red bricks?
AAC blocks are lighter (reduce steel by 5–8%), faster to lay and better insulated; red bricks are cheaper per piece. For G+2 and above we usually recommend AAC; for single-floor homes either works. Both are priced in the BOQ.
How do you control quality on site?
Cube tests on every slab (7 and 28 days), slump tests on RMC, steel checked against mill test certificates, 14-day curing, a site engineer every working day and a weekly photo report on WhatsApp. You can send your own engineer to inspect at any stage.
What happens if material prices rise during construction?
Our turnkey rate is fixed for the contract period (typically 12–18 months). Only if steel or cement moves more than 10% from the BOQ base rate does an escalation clause apply, and it works both ways.
Can I get a home construction loan for a plot in Delhi?
Yes. SBI, HDFC, LIC HFL, PNB and Bank of Baroda give construction loans on owned plots in Delhi, usually 75–80% of the estimated construction cost. Banks ask for the sanctioned plan, an estimate from the builder and stage-wise engineer certificates — we provide all three.
Do I need a soil test before building in Delhi?
Yes, especially here: Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common. An SPT bore costs ₹8,000–15,000 and decides the footing depth and type. We include it as a separate line in every BOQ.
What is the cost of a 5,000 sq ft villa in Delhi?
About ₹162.0 lakh in premium finish and ₹222.0 lakh in luxury in Delhi, before pool (₹12–20 lakh), landscape and boundary.
How much does a farmhouse cost to build in Delhi?
Farmhouses are usually 2,500–6,000 sq ft in premium or luxury finish: ₹113.4 lakh to ₹266.4 lakh for the main house, with lawn, pool, gazebo and boundary quoted separately.
Do you provide villa construction in Dwarka, Rohini and Pitampura?
Yes. Dwarka, Rohini, Pitampura, Janakpuri and Vasant Kunj are all within our regular Delhi service area, along with the colonies off Ring Road and Outer Ring Road. A free site visit anywhere in Delhi is arranged within 48 hours.
Which authority approves building plans in Delhi?
Municipal Corporation of Delhi (MCD) and DDA, under Unified Building Bye-Laws for Delhi 2016. GharVistaar files the sanction through a licensed architect and follows it to approval; government fees are billed at actuals.
What is the soil like in Delhi and how does it affect villa construction?
Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common. Our standard foundation here is isolated footings on the ridge; combined footings or raft in East Delhi and floodplain areas, always with earthquake-resistant detailing for Seismic Zone IV, and the soil test plus foundation are separate BOQ lines.
What plot sizes are common in Delhi?
50 sq yard to 500 sq yard plots in DDA colonies, Lal Dora villages and regularised colonies; stilt + 4 floors permitted on most plots above 100 sq m. We check the permissible coverage, height and setbacks for your specific plot before design.
What are current cement and steel prices in Delhi?
In September 2026, OPC 53 cement is about ₹415 a bag, Fe500D TMT steel ₹64/kg, sand ₹2,650/tonne, bricks ₹9 each and 20 mm aggregate ₹1,620/tonne, landed at site in Delhi. Our BOQ uses these rates and we share dealer challans.
