A duplex is a home for one family across two floors; a builder floor is a stack of independent flats on one plot, each with its own entrance, usually stilt + 3 or stilt + 4. Both are the most common thing we build in Delhi, because they are how a 100–300 sq yard plot turns into either a spacious family home or a rental asset that pays for itself.
The engineering is more demanding than a simple G+1. A stilt floor means the columns carry four floors of load through an open parking level, so column sizes, footing depth and the plinth beam design change. Separate water tanks, meters, drainage stacks and staircase widths are mandated by Unified Building Bye-Laws for Delhi 2016. Lift provision, even if the lift comes later, must be designed into the shaft and the machine-room slab from day one.
Delhi work is dominated by builder floors on 100–300 sq yard plots — stilt + 4 with a lift — under the Unified Building Bye-Laws 2016. Site access, material stacking on narrow colony roads and neighbour NOCs are as much a part of the job as the RCC.
Duplex and builder floor cost in Delhi
Builder floors are priced per sq ft of total built-up area across all floors, including the stilt. Because the structure is heavier and the services are duplicated per floor, the structural share of the cost is a little higher than a single-family house — but the rate per sq ft still falls in the same bands.

Design rules we follow in Delhi
- Ground coverage and FAR as per Unified Building Bye-Laws for Delhi 2016 — we check the exact permissible height and setbacks for your plot size before drawing.
- Stilt parking with minimum 2.4 m clear height, columns positioned so two cars park without a pillar in the way.
- Staircase 1.0–1.2 m wide, with a mumty, and a lift shaft designed to the lift manufacturer's pit and overhead requirement.
- Independent services — one soil pipe and one waste stack per floor, separate overhead tank compartments, separate meters.
- Fire and ventilation — shaft ventilation for bathrooms, front and rear light, and a fire-escape route where the height demands it.
- Rentable layout — 2 BHK + study or 3 BHK per floor with the kitchen and bathrooms stacked to keep plumbing runs short and quiet.
Structure built for four floors
Every builder floor we build starts with a soil test — Yamuna alluvium in East and South-East Delhi with a shallow water table, and Aravalli quartzite ridge in South Delhi (Chhatarpur, Vasant Kunj, Mehrauli) where rock cutting is common — and a structural design by a licensed engineer for Seismic Zone IV (NCR) or Zone III (Jharkhand). Foundations are isolated footings on the ridge; combined footings or raft in East Delhi and floodplain areas, always with earthquake-resistant detailing for Seismic Zone IV. Columns are 230 × 450 mm or larger in M25 concrete with Fe500D bars, slabs are 125–150 mm, and every slab is cube-tested and cured for 14 days before the next lift. We use proper shuttering, not bamboo props, and steel is stored off the ground and out of the rain.
Timeline and payments
A stilt + 3 builder floor takes 12–14 months; stilt + 4 with a lift takes 14–18 months. Payments are stage-wise: 10% booking, 15% foundation, 15% per slab, 15% brickwork and plaster, 15% MEP and flooring, 10% finishing, 5% handover. For investors, we also offer a floor-wise handover so you can rent or sell the lower floors while the top floor is finished.

Approvals. Building plans in Delhi are sanctioned by Municipal Corporation of Delhi (MCD) and DDA under Unified Building Bye-Laws for Delhi 2016. We file through our licensed architect and track the file to approval; government fees are billed at actuals and shown separately.

Materials. Cement is currently about ₹415 a bag and Fe500D steel ₹64/kg landed in Delhi; we buy from authorised dealers and share challans.

Is a lift compulsory?
Above a certain height (typically 15 m) a lift is required. Even below that we recommend designing the shaft in from day one; it costs almost nothing now and a fortune later.
Can each floor have its own meter and tank?
Yes, and we design it that way by default — separate water tank compartments, drainage stacks and electricity meters per floor.
How long does a stilt + 4 take?
14–18 months including the lift, plus 4–8 weeks for design and sanction.

What is the labour rate for house construction in Delhi?
Labour-only contracts in Delhi run ₹380–480 per sq ft for structure and finishing combined. GharVistaar quotes with-material turnkey rates by default, but a labour-plus-supervision rate is available if you buy material yourself.
How much cement and steel does a 1,000 sq ft house need?
Thumb rule: about 400 bags of cement, 4,000 kg of Fe500D steel, 8,000 bricks, 50 tonnes of sand and 60 tonnes of aggregate for 1,000 sq ft of RCC-framed built-up area. At Delhi rates that is roughly ₹166,000 of cement and ₹256,000 of steel.
What is the difference between built-up area and carpet area?
Carpet area is the floor you can walk on inside the walls. Built-up area adds the wall thickness, balconies and the staircase, and is typically 15–20% more than carpet area. Construction rates in Delhi are quoted on built-up area.
Do you build in Seismic Zone IV with earthquake-resistant design?
Yes. Delhi falls in Seismic Zone IV; every structure is designed to IS 1893 and IS 13920 with ductile detailing — closer stirrups at beam-column joints, continuous plinth and lintel bands and proper lap lengths.
Which is better in Delhi: AAC blocks or red bricks?
AAC blocks are lighter (reduce steel by 5–8%), faster to lay and better insulated; red bricks are cheaper per piece. For G+2 and above we usually recommend AAC; for single-floor homes either works. Both are priced in the BOQ.
How do you control quality on site?
Cube tests on every slab (7 and 28 days), slump tests on RMC, steel checked against mill test certificates, 14-day curing, a site engineer every working day and a weekly photo report on WhatsApp. You can send your own engineer to inspect at any stage.
What happens if material prices rise during construction?
Our turnkey rate is fixed for the contract period (typically 12–18 months). Only if steel or cement moves more than 10% from the BOQ base rate does an escalation clause apply, and it works both ways.
Can I get a home construction loan for a plot in Delhi?
Yes. SBI, HDFC, LIC HFL, PNB and Bank of Baroda give construction loans on owned plots in Delhi, usually 75–80% of the estimated construction cost. Banks ask for the sanctioned plan, an estimate from the builder and stage-wise engineer certificates — we provide all three.
Do I need a soil test before building in Delhi?
